High Pointe in Hershey was previously created with the discriminating active adult in mind but the age restrcition has now been lifted and High Pointe is now available to anyone interested . The residences will all be custom built by Bowser Construction, a local, yet national known builder who strives to give clients the home they dream up. The courtyard will include: a Fish Pond with waterfall, 2 large canopy trees, a meandering walking path, rose garden, community gazebo, 2 large covered seating areas and a convenient location close to the common area and adjacent units. Those units will share a public elevator.
The first floor of the Common area will include: a Community Center room (seating over 100), Fitness center, Security Office, Residential Office, Storage room, Coat Room, Kitchen, Game room (with big screen tv, Billiard and poker tables) and large womens and men's bathrooms.
The second floor of the common area will include: a Reading Room / Coffee Shop, Library, Dining and Living room areas and Outside Deck Seating. All of these amenities will be available via the staircase or public elevator accessed on the ground floor.
At the recent 2008 & 2009 Parade of Homes for the Greater Harrisburg Area in PA, High Pointe In Hershey and Bowser Construction swepped up all awards in its class including the esteemed Fulton Award for the best Multi Family Home. Unit #165, Rosemont Villa was our Model of choice and the public agreed. Congratulations to Dave Bowser for bringing a beautiful community to life and for his fine craftmanship and due dilligence.
The Parade of homes is a 2 weekend event. The show-homes represent a diverse portfolio of townhomes, condos, single and multi-family homes, duplex and EZ living homes. This year's event, sponsored by the Home Builder's Association of Metropolitan Harrisburg & Fulton Bank, started on Saturday, October 4th and lasted till Sunday, October 12th. The show-homes were open from 4-7 p.m on weekdays and from 12-7 p.m on weekends. The show featured 72 homes, displayed by 34 different builders, most of which were priced in the 300's with the most expensive topping out at 1.75 million dollars. You can find more information about this past event on the Pennsylvania Parade of Homes website where you can view photos of the homes/communities, get directions and browse floor plans, download maps and even search for homes in your desired area. An Agent at High Pointe can also supply you with the Showguide from this years past event which has the same information in print form. For future reference: these showguides can be attained at any fulton bank (in dauphoin, cumberland & northern york counties) or at any showhomes.
The show was a huge success to say the least as thousands came out to see High Pointe in Hershey over the 2 week period of time and many were awestruck when they saw unit #165 (showhome & for sale) and praised the judges for the awards they gave to this spectacular unit.

HIGH POINTE GREEN BUILDING ITEMS
High Pointe in Hershey has many green building features. The luxury condominium offers harmony between building structure and its natural surroundings. the complex was designed around the original layout of the existing building and wooded landscape.
Wood chips from existing tree trimmings and shrubs were used for silt fence, later the wood chips became a walking trail. Some existing trees and shrubs were moved to new locations. Wood chips were used as ground cover. Brwnstone rocks, hauled from a local quarry were used for landscaping. Rocks removed from utility trenches were crushed and used for stone base under sidewalk pavers.
Existing building footers, foudation walls, concrete floors and precast floors were reused by designing these features into the structures of new buildings. Energy sufficient lighting and equipment were selected for site lighting and interior lighting. Heating, cooling and hot w ater equipment were selected based on energy sufficiency.

Rain water is collected from roof drain systems and put into newly excavated storm water holding trenches constructed with GEO-TEC matting and fitted with demolished concrete block to reduce storm water runoff volumes. All existing overhead utility lines were relocated to underground conduits encased in concrete.
Recycled demolition materials including existing brick, concrete block, concrete sidewalks, concrete flooring, rocks from excavation and existing paving were crushed for sub base of sidewalk pavers and roadway base.
Green Building("Sustainable Building") is the practice of increasing the efficiency with which buildings use resources --- energy, water and material --- while reducing building impacts on human health and the environment, through better citing, design, construction, operation, maintenance, and removal --- the complete building life cycle. This efficiency helps future generations meet their needs.
A similar concept is natural building which is usually done on a smaller scale and tends to focus on the use of natural materials that are available locally.
