HIGH POINTE GREEN BUILDING ITEMS

High Pointe in Hershey has many green building features. The luxury condominium offers harmony between building structure and its natural surroundings. the complex was designed around the original layout of the existing building and wooded landscape.

Wood chips from existing tree trimmings and shrubs were used for silt fence, later the wood chips became a walking trail.  Some existing trees and shrubs were moved to new locations.  Wood chips were used as ground cover.  Brwnstone rocks, hauled from a local quarry were used for landscaping.  Rocks removed from utility trenches were crushed and used for stone base under sidewalk pavers.

Existing building footers, foudation walls, concrete floors and precast floors were reused by designing these features into the structures of new buildings.  Energy sufficient lighting and equipment were selected for site lighting and interior lighting. Heating, cooling and hot w ater equipment were selected based on energy sufficiency.

Energy Efficient lighting and equipment were selected for site lighting and interior lighting. Heating features, cooling and hot water equipment were selected based on energy efficiency.

Rain water is collected from roof drain systems and put into newly excavated storm water holding trenches constructed with GEO-TEC matting and fitted with demolished concrete block to reduce storm water runoff volumes. All existing overhead utility lines were relocated to underground conduits encased in concrete.

Recycled demolition materials including existing brick, concrete block, concrete sidewalks, concrete flooring, rocks from excavation and existing paving were crushed for sub base of sidewalk pavers and roadway base.

WHAT IS GREEN BUILDING

Green Building("Sustainable Building") is the practice of increasing the efficiency with which buildings use resources --- energy, water and material --- while reducing building impacts on human health and the environment, through better citing, design, construction, operation, maintenance, and removal --- the complete building life cycle. This efficiency helps future generations meet their needs.

A similar concept is natural building which is usually done on a smaller scale and tends to focus on the use of natural materials that are available locally.

Effective green buiding can lead to:

  1. Reduced operating costs by increasing productivity and using less energy and water
  2. Improved public and occupant health due to improved indoor air quality
  3. Reduced environmental impacts by for example, lessening storm water runoff and the heat island effect.

Green building is critical because:

  1. Environmental benefits
  2. Economic benefits
  3. Health and community benefits

US Homes account for the following:

  • 30% of raw materials use
  • 30% of waste output / 136 million tons/year
  • 36% of total energy use
  • 65% of electricity consumption
  • 12% of potable water consumption
  • 30% greenhouse gas emissions

Housing projects which are designed, operated, constructed and maintained using green building principles are often more efficient, more comfortable, healthier and economical. Some of those benefits as outlined above can enhance and protect our ecosystems and biodiversit, improve our air and water quality, reduce solid waste and conserve natural resources.

The economic benefits include: a reduction of operating costs, improvement of employee productivity & satisfaction, enhancement of asset value and profits and an optimized life cycle for economic performance.

Health and community benefits include: Contribution to overall quality of life, Minimized strain on local infrastructure, Enhancement of occupant comfort & health and improved thermal, air and acoustic environments.

Green building benefits for owners:

  1. Better lighting
  2. Increased overall comfort
  3. Improved indoor air quality
  4. Lower bills

Green building benefits for builders:

  1. Increased building  valuation
  2. Market differentiation
  3. Reduced liability
  4. Streamlined construction budgets

Practicioners of green building often seek to achieve not only ecological but aesthetic harmony between a structure and its surrounding natural and building environment although the appearance and style of sustainable buildings is not necessarily distinguishable from their less sustainable counterparts.

Green building is a design and construction practice that promotes the economic health and well-being of your family, the community and the environment.  A smart step toward personal economic rewards.  Green building also has positive social and environmental ramifications that assert your commitment to the future and the way we live for years to come.

Green Building certification programs:

  • Energy Star
  • Earth Advantage
  • Floorscore
  • LEED
  • BifMA
  • NFRC
  • Watersense
  • CRGL
